4.5 hectares of land available for purchase, a small hunting lodge stood within the property grounds.
A project plan was submitted to Cortona's city council, building permits to rebuild the small hunting lodge as a passive house self-sustainable house, with self-sufficient energy supply and built entirely with ecological materials, planning and building permits were granted.
The project consists in the installation of strategic photovoltaic panels to create a renewable electricity supply, solar panels for hot water, natural wood fibres and stone walls for insulation, a ventilated roof and special opaque glass panels designed to capture the sun's heat in the winter period, but deflect the sun's heat in the summer period.
According to plan an electricity pole is scheduled be removed in order to minimise the effects of any electromagnetic pollution.
Case studies shown that buildings built according to the specifications stated in this project require 80% to 90% less energy than those of standard, non-sustainable buildings currently under construction.
The plan is to develop a 'passive' environment rather than just a 'low consumption' environment, as the lodge's energy consumption would be so low and its heat loss so minimal that its winter heating requirements, are estimated as being less than 15kWh/(m2), it would be unnecessary to use a wooden stove.
All fixtures, fittings and floors are expected to be made out of natural materials: Traditional Tuscan 'cotto' tiles for the floors, ceramic tiles to be used in the bathroom and kitchen and all doors, windows and shutters are to be made of chestnut wood.
Building costs as defined by the project plan, include a new access road, the swimming pool, a well, all technical paperwork and council taxes.

The lodge will be developed on two-floors.
Basement floor plan: basement will lead to an outside covered pergola, one bedroom, one bathroom, storage and boiler room, there is the possibility to develop and build an underground garage connected to the main house.
Ground floor plan: will also lead to an outside covered pergola, planned as a one-room apartment, bedroom/living room, open plan kitchen/dining area, wooden beam ceilings, and a room/greenhouse facing south which can be used throughout the winter and summer period.
